The Summit and Waterford
The Summit and Waterford developed in 1988 are part of the Lake Forest Village. These villages are close promixity to Folsom Lake and top-rated Lake Forest Elementary and Marina Middle School. The attractiveness is the distinctive custom homes on meandering streets with mature trees and no Mello Roos fees.

Developed in 1989 — these two subdivisions are among my favorites — custom homes on larger lots, no Mello Roos dues, low HOA fees in Sterlingshire and none in Highland Hills. Homes range from high $700,000 to over $1,000,000.
This gated, custom community is located near Folsom Lake and known for its spectacular sunset/lake views. Located within the Rescue School District. Home prices range from high $800,000 to over $1,000,000. HOA dues are $170/mo.
Located in the hills behind Highland Hills and Sterlingshire — these semi-custom homes on larger lots are known for their special sunset views. Home prices range from $600,000 – over $800,000.
Francisco Oaks features beautiful custom homes in a smaller gated community conveniently located near Folsom Lake, shopping, and schools. Located within the Rescue School District. Home prices range from $800,000 – over $1,000,000.
The Promontory is a master planned community featuring custom, semi-custom and new homes. Located within the Rescue School District. Home prices range from $400,000 – over $800,000.
Marina Woods is located off of Francisco Drive – homes are semi custom on larger lots, there are no Mello Roos fees and HOA dues are low.
Developed in 1990 is desirable due to its close proxmity to Oakridge High School, No Mello Roos or HOA dues. Home prices range from high $300,000 – over $500,000.
